Brightlingsea Roof Moss Removal
Brightlingsea’s roofs range from Victorian slate in the older streets to concrete tiles on the post-war estates and modern roofs on the newest homes, and the town’s damp, salty air suits moss and lichen. We clean roofs across Brightlingsea by hand and with steam, and never with a pressure washer.
Roofs vary too much to price blind, so we survey first. Guide prices start from £800.
How are roofs cleaned in Brightlingsea?
Roofs in Brightlingsea are cleaned by hand and with steam, and we never use high-pressure water on them. The estuary’s damp, windy air encourages moss on sheltered roof slopes. Every roof is priced on survey, starting from £800. Book a survey on 01206 688698.

By the water
Near the Hard, the boatyards and the promenade, roofs take the wind and salt, so moss tends to be thinner but lichen and salt staining are common. Gulls pull at moss and leave nesting material behind tiles and in valleys, which we clear while removing the moss by hand. Waterside homes often have dormers or balconies facing the estuary, and their small roof sections collect salt and moss in the corners.
The older streets and the estates
Some of the oldest buildings in town, close to the waterfront, may have clay tiles, and the Victorian streets have plenty of natural slate. After a century or more, slate can be brittle, which is why steam suits it: it cleans with heat rather than force. Chimneys in the older streets often have moss gathered around their base.
The post-war estates mostly have concrete tiles, which moss grips readily on north-facing slopes, and the newer homes along the road into town are already growing moss on their shaded sides.
What happens afterwards
Once the moss is off, it’s worth having the gutters cleared too, because clumps loosened during the clean can wash into them. We can do both on the same visit. Most Brightlingsea roofs stay clean for several years afterwards, depending on how exposed or shaded they are, and the survey is the best time to ask about anything you’ve noticed, from slipped tiles to staining around the chimney.
Brightlingsea is a short drive from our base, so surveys are straightforward to arrange, including on the waterfront roads. Boat sheds and garages near the water often have older felt or tiled roofs; tell us about them and we’ll look at them during the survey, along with any annexes or summer houses in the garden, so everything is priced together. Some homes in the older streets have small roofs over bay windows and porches, and they collect moss of their own. They’re included in the survey and cleaned alongside the main roof. Salt staining on waterside roofs doesn’t always come off completely, and we’ll tell you at the survey what to expect from the clean.
Hand removal, then steam
Every roof is cleaned the same way: moss off by hand first, then steam. Removing the thick cushions by hand means they aren’t dragged across the tiles. Because steam relies on heat, not pressure, it suits older clay tiles and natural slate. You’ll have a firm price and an explanation of the method before we start.

Lichen
On Brightlingsea roofs, lichen forms flat, crusty patches in grey, yellow or white. It grows slowly and is very tough. Steam softens it, but old lichen staining may fade rather than disappear completely.
