Moss on Clacton bungalows

Bungalows are everywhere in Clacton, especially around Rush Green, Great Clacton and Bockings Elm. Their low, wide roofs often have a gentle pitch and are frequently shaded by garden trees or a neighbour’s extension, so the back slope can turn green quickly. Concrete tiles, common on homes built from the 1950s onwards, have a rough texture that moss grips easily.

Chalet bungalows and dormer conversions are popular in Clacton too, and they bring extra edges, valleys and flashings where moss collects. Garages, porches and lean-to extensions with their own small roofs often have the thickest moss of all, because they’re low and sheltered. All of these can be looked at during the same survey, so you’ll have a single price for everything that needs doing rather than several separate visits.

Salt and sand on seafront roofs

Closer to Marine Parade and the seafront, roofs are more exposed to wind and salt. Moss tends to be thinner here, but lichen, salt staining and sand caught behind the tiles are more common. Inland, under trees, thick moss is the main issue.

Either way, our survey looks at the tiles, their condition, the pitch and the access first. The clean itself is done by hand and with steam: we scrape the moss off by hand, then steam the tiles to shift lichen, salt staining and the sand trapped in the joints. Steam does the work with heat rather than force, which suits the older slate and clay near the pier.

Why not just leave the moss?

A bit of moss on a roof can look harmless, even attractive. But once it builds up, it acts like a sponge, holding water against the tiles for days after rain. In winter that water can freeze and expand, which puts stress on older tiles. Thick moss can also lift the edges of tiles, letting wind-driven rain get underneath.

Then there’s the gutters. Every heavy shower washes loose clumps off the roof and into the guttering, where they block the outlets. On Clacton bungalows, with their low gutters, that means overflowing water landing right against the walls and paths. Removing the moss helps the roof shed water properly again.

If you’re thinking of selling, a clean roof also makes a better first impression on buyers.
