Roof Cleaning and Moss Removal in Colchester

Colchester has roofs from almost every era: Welsh slate on the Victorian terraces of New Town, clay tiles on Edwardian houses in Lexden, and concrete interlocking tiles on the post-war and 1980s estates. Moss treats them all differently, and so do we. DB Professional Services cleans roofs and removes moss across the city, with every job priced after a survey.

As a guide, roof cleaning starts from £800. Use the builder below to ask for a survey, or call 01206 688698.

Who removes roof moss in Colchester?

DB Professional Services removes moss from Colchester roofs by hand and with steam, so tiles are never blasted with a pressure washer. Mature trees in Lexden, Prettygate and around Castle Park shade roofs and feed moss. Prices start from £800 after a survey. Book a survey on 01206 688698.

Why moss takes hold

Moss loves shade and damp. In Colchester that means north-facing slopes, roofs overhung by the city’s many mature trees, and rows of terraces where one roof shades the next. Concrete tiles, with their rough surface, give moss an easy grip, and once it’s established it holds water against the tiles, lifts their edges and sheds clumps into the gutters every time it rains.

Roofs on the Edwardian houses of Lexden and the larger homes around Prettygate often have several slopes, hips and valleys, and the valleys are where leaves and moss gather first. On the terraced streets, chimney stacks and party walls create sheltered corners that rarely dry out. Newer houses at Highwoods and on the northern estates usually have simpler roofs, but the rough surface of concrete tiles means moss can spread quickly once it’s started.

Surveying your roof first

No two roofs are the same, so we always look before we quote. We check what the roof is made of, its condition, its pitch, how easy it is to reach and how much moss and lichen there is. Older slates and clay tiles can be brittle, and a roof that’s past its best may not be worth cleaning; if so, we’ll tell you.

On Colchester roofs we take the moss off by hand first, scraping the thick cushions from the tiles and valleys, then use steam to lift what’s left from the surface and the gaps between tiles. Steam softens growth without blasting the roof, which matters on slate in New Town as much as on concrete tiles at Highwoods. You’ll get a clear price and an explanation of how we’d do the job before you decide anything.

Conservation areas and period homes

Parts of Colchester, including the Dutch Quarter and stretches of Lexden, are conservation areas with plenty of period homes. If you live in one, it’s sensible to check whether any restrictions apply before work is done on your roof, especially if it’s a listed building.

During the survey we’ll pay particular attention to older coverings such as handmade clay tiles and natural slate. These can be beautiful, but they’re often more fragile than they look. If cleaning would risk damage, we’ll say so, and we’d much rather advise you to leave a roof alone than cause a problem.

On the many modern estates around the city, concrete tiles are far more forgiving, and moss removal there is usually straightforward.

Roof cleaning prices

Every roof is priced on survey. As a guide, prices start from £800, and the final figure depends on the size of the roof, the type of covering, access and how much growth needs removing. Payment is by card or direct debit.

Gutters after a roof clean

Moss that’s been sitting on a roof inevitably finds its way into the gutters, so it’s worth thinking about a gutter clear at the same time. Our Colchester exterior cleaning page lists all the services we offer in the city, and our roof cleaning page has more on this one.

Roof cleaning questions from Colchester

How much does roof cleaning cost in Colchester?

Every roof is priced after a survey, but as a guide, prices start from £800.

How do you remove moss from a Colchester roof?

By hand and with steam. The bulk of the moss is removed by hand, then steam cleans the tiles and joints. Older slate is checked first, and if it isn’t in a condition to clean safely, we’ll say so.

Is moss on my roof actually a problem?

It can be. Moss holds water against the tiles, can lift their edges and blocks gutters when it washes down.

Which parts of Colchester do you cover?

All of them, from Lexden and Stanway to Greenstead and Old Heath. Call 01206 688698.

Can you clean the roof of a garage or extension?

Yes. Smaller roofs such as garages and extensions are priced on survey too, and they can be done on the same visit as the main roof.
