Roof Cleaning in Manningtree

Manningtree’s historic centre has some of the oldest roofs we see: slate and clay on Georgian and Victorian buildings along the High Street and South Street, many of them listed or next door to listed homes. Up the hill, newer houses have concrete tiles. DB Professional Services cleans roofs and removes moss across the town, and every roof is surveyed before we quote.

As a guide, prices start from £800. Use the builder below to request a survey.

How much does roof cleaning cost in Manningtree?

Roof cleaning in Manningtree starts from £800, and every roof is priced on survey. Older roofs are checked closely first, because fragile or historic coverings need a gentler method. We lift moss by hand and with steam, never with a pressure washer. Book a survey on 01206 688698.

Estuary damp and close-packed roofs

Mists off the Stour and the tightly packed rooflines of the town centre keep many roofs damp and shaded. North-facing slopes and those overshadowed by taller neighbours grow moss quickly, and it can spread into valleys, around chimneys and over the edge into the gutters. Birds along the river add their own debris.

The larger homes further up the hill have more open roofs that dry out faster, but they’re often surrounded by mature trees that drop leaves and twigs into the valleys. There, moss tends to grow in thick cushions along the lower courses of tiles and around the edges of dormers and skylights. Whatever the age of your home, the survey looks at the whole roof so the price reflects all of it. If there are skylights or roof windows, we’ll take extra care around their seals and flashings. On the oldest buildings, we’d always rather recommend a lighter clean, or none at all, than risk a fragile covering.

Gentle with old roofs

Older slates and handmade clay tiles can be brittle, and historic roofs need careful handling. That’s why we always survey first, looking at the covering, its age and condition, the pitch and the access. Sometimes the honest answer is that a roof shouldn’t be cleaned, or needs a roofer’s attention first, and we’ll tell you if so.

Where a roof is suitable, we clean it by hand and with steam. On the old slate and handmade clay of the town centre, moss is lifted off by hand a few tiles at a time, and steam then cleans the surface with heat rather than pressure. It’s slower than blasting a roof, but it’s the right way to treat coverings that have lasted a century or more.

Terraces and neighbouring roofs

In the town centre, roofs often run continuously across a row of houses, sometimes divided only by a parapet or a line of ridge tiles. Moss doesn’t respect property boundaries, so a heavily mossed roof next door can easily spread onto yours.

If you live on a terrace, it can be worth talking to your neighbours before booking. Cleaning a run of roofs at the same time gives a much more even result and means nobody’s clean roof is reseeded by moss from next door. Each home is surveyed and priced separately, so everyone knows exactly what they’re paying.

Where a roof is shared or divided between owners, we’ll check with you which section is yours before we start.

Pricing

All roof cleaning is priced on survey. As a guide, prices start from £800; the final figure depends on size, covering, access and how much moss there is. You’ll have a firm price before deciding. Payment is by card or direct debit.

Roof cleaning questions from Manningtree

Can you clean the roof of a listed building?

We’ll look at it carefully first. Some historic roofs aren’t suitable for cleaning, and we’ll be honest if yours isn’t. If your home is listed, it’s also worth checking with the council’s conservation team before any work.

Why does my roof grow so much moss?

Damp air off the estuary and shade from neighbouring buildings keep tiles wet, which is exactly what moss needs.

Do you cover Mistley and Lawford?

Yes, along with the rest of CO11. Call 01206 688698.

What does a survey involve?

We look at your roof’s covering, condition, pitch and access, and how much moss there is, then give you a price and explain how the hand and steam clean would work on your roof.

Is steam safe on an old Manningtree roof?

Steam uses heat, not force, so it’s much gentler than pressure washing. Combined with removing the moss by hand, it’s how we clean period roofs in town that are fit to be cleaned.

Can my neighbours and I book together?

Yes. Each roof is surveyed and priced separately, but we can arrange the work for the same visit, which often makes sense on a terrace.
